How does a sector plan address the impact of new development on adjacent existing neighborhoods?

The planning team studies and gets to know the plan area and its surrounding context and evaluates how to integrate new and existing communities and ensure new development has minimal negative impact on surrounding existing communities—this includes recommending adequate public facilities and infrastructure to support future growth. This sector plan will also make recommendations to encourage alternatives to driving; smart environmental stewardship and green building practices; buffers along the fringes to minimize visual impacts from new development on established communities; and improved connectivity and accessibility current and future residents will demand. The 2018 Zoning Ordinance includes standards to ensure appropriate transitions between existing and new neighborhoods.
